			<content:encoded><![CDATA[<p>Among the many business-friendly laws, Delaware does not require corporations to operate in the state, only to maintain a registered agent, who may be an individual resident, or an existing domestic corporation. Additionally, incorporations typically take 24 hours to process, however there are services that allow same day, and 2 hour filing. There is no corporate income tax for corporations incorporated in Delaware, but not transacting business in the state. Further, the cost to incorporate is one of the lowest in the country, and one person can hold all officer positions of the corporation. Officer names are not required to be listed in the articles of incorporation. Shares of stock owned by persons outside of Delaware are not subject to Delaware taxes.</p>
<p>Delaware maintains a separate corporate court system, called the Delaware Court of Chancery, that does not use juries, but only uses judges appointed for their expertise in corporate law. The Delaware Court of Chancery is a 210-year-old business court that has written most of the modern U.S. corporation case law. It is widely recognized as the nation&#8217;s most distinguished agency for dispute resolution involving corporate litigation. The state legislature takes seriously its role in keeping the corporation statute, and other business laws current. Their unique expertise in, and exposure to issues of business law are supreme. Currently the Court of Chancery has made docket information, and pleadings available over the Internet for civil actions filed in the Court. Delaware may make sense for large corporations, however it may not be worth the effort for small, privately held corporations who do business in their home state. Although Delaware does not tax out of state businesses, taxes must be paid in the state the business is operating. While incorporating fees are lowest in Delaware, appointing a corporate agent to receive official notices in Delaware may negate any realized costs savings. All factors considered, Delaware is a premiere legal home to companies all around the world.</p>

			<content:encoded><![CDATA[<p>On August 18, 1955 hurricanes Connie and Diane passed through the Delaware valley area dropping over 8&#8243; of rain. Rushing water swept through the valley carrying with it homes, bridges, and debris. With little warning the Delaware River flooded creating havoc as a result. The flowing river lifted up and swept away the Byram-Point Bridge. Four homes located in Byram, where the water swelled to heights above the rooftops, were swept away. Upper Black Eddy, Pennsylvania was probably the worst hit region in the area. Hundreds of local residents where left homeless and over a thousand people needed the food and water delivered by the Red Cross after the waters finally receded. Even the Black Eddy post office was washed away.</p>
<p>Two hundred local families had to be evacuated. Local government health officials, worried that typhoid might become a problem, decided to inoculate all area residents at a significant cost. Many families were totally uprooted by the flood and left with nothing, even drinking water and food had to be brought in. Roads, where washed away and much of the local infrastructure had to be rebuilt. Flooding in low-lying areas has been a problem for many years. In some cases even <a href="http://www.insuranceliving.com/" target="_blank"><strong>insurance companies</strong></a> have decided not to cover losses as a result of flooding, because living in a flood zone is a matter of personal choice. Despite the risks, companies need to be located in these low-lying areas either to service local populations or to access needed resources. The only answer is to be properly prepared.</p>

What makes Delaware an interesting place to do business in is that on a small-scale, it has everything you need to make it in business. Wilmington itself has a full-scale deepwater port, which is known for importing and exporting food products as well as importing automobiles. The state is able to readily get petroleum imports and other raw materials for its chemical industries. There is a significant amount of food production and processing in the state, including the famous Perdue Chicken Corporation. Finally, Delaware, as one of the original thirteen colonies has also its share of historic places that have become tourist attractions. In Wilmington itself, there is the ship, the Kalmar Nyckel, which is the recreation of a Dutch ship that was part of the initial colonization of Delaware. This ship sails across Delaware Bay to Cape May New Jersey, and sails to other ports on the east coast. The Amstel House is located in New Castle, which is 10 miles south of Wilmington, and has existed since the 1730s. George Washington and other colonial and revolutionary war figures have stayed at this house. There are also located three historical museums in New Castle.<br />
In the seaside town of Milford, Delaware is located Adam’s Wharf, a center of fishing in Delaware Bay, and a nearby Marina which is the center of deep Atlantic sea fishing. Further south at Dewey Beach, Delaware is a community with sandbars, beaches natural dunes and wildlife.</p>

<p>What makes Delaware new homes so different from other States? Delaware is centrally located to some of the best tourist attractions in the United States. It is close to Pennsylvania, New Jersey, Maryland, New York, and Virginia.</p>
<p>People who move here also enjoy the low real estate taxes, no property tax, and tax-free shopping. Delaware is also broken up into three major counties and each one has it&#8217;s own unique setting.</p>
<p>New Castle County (Northern Delaware)<br />
The northern part of Delaware is made up of New Castle County. This county is the busiest and is known for being the Headquarters of DuPont and other financial institutions. Delaware is favorable to corporations because of it&#8217;s tax laws.</p>
<p>The population here is the densest of all three counties and is the closest to Pennsylvania, Maryland, New Jersey, and New York. University of Delaware, which is in Newark, is also located here.</p>
<p>Kent County (Middle of Delaware)<br />
This county makes up the middle part of Delaware and is less populated compared to New Castle County. But you will find brand new housing communities going up due to families moving in from New York, New Jersey, Pennsylvania, Maryland, and other states.</p>
<p>The new homes in this county can be cheap in comparison to other states. And saving money is seen moreover with the low real estate tax, no property tax, and tax free shopping.</p>
<p>Dover, which is the capital of Delaware, is located in this county and is home to Delaware State University, NASCAR Monster Mile race track, and Dover Air Force Base.</p>
<p>Sussex County (Southern Delaware)<br />
Sussex County is the southern part of Delaware and is the least populated county. But in this county there are new homes being built and people are moving here from other states into larger square footage houses compared to the homes they just left.</p>
<p>Sussex County is also home to the popular beaches of Delawares and is not far away from Ocean City, Maryland.</p>
<p>No matter where you live in Delaware you are going to be close to either Philadelphia, New York, New Jersey, Maryland, and Virginia. Travel time of course depends on where you chose to live in Delaware.</p>
<p>It seems that the majority of families that are moving into Delaware new homes are from other states.</p>
<p>You should be able to find yourself in any of the three counties above.</p>
<p>For example, if you are more into the city life and living around the busiest part of town, then perhaps New Castle County may be the best place to look for a Delaware new home</p>
<p>If you enjoy more of the suburbs but want to live close enough to drive to the city area, then Kent County may be the county for you. And of course if you want to be in a town where it is more spread out by farm land and the traffic is a lot less, then Sussex County may be best for you.</p>
