To purchase a home in the state of Delaware, a purchaser must engage a realtor to purchase. A good realtor will have access to a wide range of available homes of different costs. The Purchaser has a choice of homes if the realtor subscribes to National association of Realtors or the Delaware Association of Realtors DAR. This is because the realtor who is a member of these associations swears by a code of ethics and has access to the MLS or Multi Listing Service, which is a large housing data base . The purchaser should now engage a house inspection service and title search Company. These inspections will help the purchaser detect any defect in the building that is unknown or undisclosed by the seller. The purchaser should hire an attorney, a real estate title company or a trust and title company to scrutinize the title of the property and to check public and court records for possible encumbrances of the title of the property. Encumbrances that affect the title of property in the State of Delaware are easements and liens. Laws in the State of Delaware recognize implied easements of necessity and benefit. Other encumbrances are liens on the property arising out of unpaid mortgages, land sale contracts and involuntary liens such as unpaid taxes assessments, unpaid mechanics and unpaid creditors. The purchaser should buy a title insurance to avoid the litigation costs in defending possible title claims that were not found during by the title search after the date of settlement.

There are so many other places to look, but one of the most underestimated beaches to look at for buying a house is Delaware’s Dewey Beach. Dewey is a peaceful place to stay where everything is within walking distance. Dewey is only one mile long and about three blocks wide, with the Atlantic Ocean on the east side and Rehoboth Bay on the west.

At Dewey Beach you can not miss the chance to stop by The Starboard, voted one of the top twenty five bars in American by Men’s Journal Magazine. The bar features an option to build your own Bloody Mary with over 700 ingredients, all the DJ plays your favorite track or a live band plays the latest hits. The bar is also a great place for people to meet up, as they say, “under the shark”. One of the mini malls features a lot of different places to eat including Dagsworthy Deli, Dairy Queen, Franco’s Pizza, Wings to Go, and Nick’s Philadelphia Steaks and Subs. The bay is a great place to go boating. You can take your jet skis, your wave runners, your water skis, your kneeboard, your float tube, your motorboat, or a fishing pole. If you are on the beach in the early summer months, you should keep an eye out on the ocean side for dolphins, which are commonly seen that time of year. The ocean waters of Dewey beach are crystal clear, and the sand is a beautiful shade of gold.
